Hotel Piscatoris become a linchpin in the plan of the city of Ulcinj, the hotel offers spaces where both customers and citizens can go and enjoy the time (social sustainability). Through this project we propose a new strategy for tourism with better quality, more comfort, feelings ex- pressed by the rise and development of winter tourism, harmony between peoples, the right relationship between space and function, secu- rity environments, and finally reach the energy saving 60%. Hotel Piscatoris was born from the relationship with the culture of the place where there are still wooden houses along the river for fishermen. The ideas are born from the vision of the landscape, where there are four types of wa- ter: the salt lake, the river Ada, water source and the Adriatic Sea. Piscatoris hotel is able to adapt to human beings who live and work there, and gives them the right space for their lives. Before adopting high-tech solutions, we have focused on other key elements such as the concept of beauty, art and psychological comfort. These factors do not change even when the technol- ogy is completely different. The project adopts specific technical solutions that represent the cutting edge of technology: the structures have large thermal inertia in order to lower the tem- perature. We are able to demonstrate that it is possible to build a tower using environmentally friendly natural materials and implement tech- nical solutions that do not have air condition- ing systems. We work with software designed specifically for each tower can handle all different times, activi- ties, habits of people who live and work there, according to the purposes of ‘bio-climatic archi- tecture. Piscatoris Hotel diventerà un perno nel piano urbanistico della città di Ulcinj; l’hotel offre spazi collettivi dove sia i clienti che i cittadini possono andare e godere il tempo (sostenibilità sociale). Attraverso questo progetto si propone una nuova strategia per il turismo con: migliore qualità, più comfort, sentimenti espressi dal lu- ogo, sviluppo del turismo invernale, armonia fra i popoli, giusto rapporto tra spazio e funzione, ambienti di sicurezza e infine risparmio energet- ico raggiungibile al 60%. L’Hotel Piscatoris è nato dal rapporto con la cultura del luogo, dove esis- tono ancora le case in legno lungo il fiume per i pescatori. Le idee nascono dalla visione del pae- saggio, dove ci sono quattro tipi di acque: il lago salato, il fiume Ada, l’acqua di sorgente e il mar Adriatico. Hotel Piscatoris è in grado di adattarsi agli esseri umani che vivono e lavorano lì, e of- fre loro il giusto spazio per la loro vita. Prima di adottare soluzioni ad alta tecnologia, abbiamo posto l’attenzione su altri elementi fondamen- tali come il concetto di bellezza, arte e comfort psicologico. Questi fattori non cambiano anche quando la tecnologia è completamente dif- ferente. Il progetto adotta particolari soluzioni tecniche che rappresentano l’avanguardia della tecnologia: le strutture hanno grande inerzia termica, al fine di abbassare la temperatura in- terna. Siamo in grado di dimostrare che è pos- sibile costruire una torre utilizzando materiali rispettosi della natura e adottare soluzioni tec- niche che non prevedono sistemi di aria condiz- ionata. E’ previsto un sistema di illuminazione naturale. Noi lavoriamo con softwares concepiti specificamente per ogni torre, in grado di ge- stire tutti i vari momenti, le attività, le abitudini delle persone che vivono e lavorano lì, in base alle finalità dell’ architettura bioclimatica. Una gestione intelligente ci permette di ottenere un importante risparmio di energia e di emissioni, attraverso anche la geotermia, il fotovoltaico, i collettori solari, l’energia eolica e lo scambio di calore con l’acqua del mare.
